Bard College received a generous gift from its alumnus, physiologist and writer László Z. Bitó, to construct a state-of-the-art music teaching and performance facility. The new 17,000 sq. ft. László Z. Bitó ’60 Conservatory Building houses 15 learning studios, a teaching classroom and an intimate performance space that is equipped with the latest audio and video recording and live-streaming technology.

The 2,400 sq. ft. performance space is the centerpiece of the facility. Its seating for up to 145 people can be reconfigured to accommodate a variety of events. Our in-house Millwork Shop installed custom-fabricated millwork paneling, which is now the venue’s architectural hallmark, both visually and acoustically.

The building’s modern, curving façade and upswept roof line, accented with both glass and natural wood detailing, evokes the artistic creativity of Bard’s liberal and performing arts education programs.

Project Overview
  • Expansion of a 24/7 live heating plant serving nearly two dozen campus buildings with high-pressure steam
  • Migration of existing equipment exhaust from the original steam tower to the new
  • Construction in the heart of the occupied academic campus with significant pedestrian and vehicular traffic

Boston College’s existing five-story Central Heating Plant operates and maintains three high-pressure steam boilers providing service for up to 22 campus buildings. The expansion project included the construction of a new addition connected to the existing live plant to house two new boilers. Additionally, the existing boiler exhaust chimney was dismantled and two of the existing boilers were migrated to exhaust out of a newly constructed exhaust stack erected atop the new structure. Other equipment installed included a new 13.8 kilowatt (kW) switchgear, emergency generator, AHU, VRF system and a fuel storage system.

Construction of the steel-framed addition required deep excavation work and support of excavation (SOE) with both water and sewer lines being routed around the footprint. Enabling work included the relocation of an emergency backup generator, transfer gear, fuel storage tank and a storage building removal. Safety hazard mitigation was a key focus in pre-construction and throughout the project, as the addition was being completed while the heating plant was fully occupied by the plant facility staff. Additionally, the project site was located in the heart of the occupied academic campus with over 14,000 students being routed around the site daily, requiring vehicular and pedestrian re-routing plans and communication.

In 2004, Boston College acquired property once owned by the Archdiocese of Boston, and elected to transform the former Cardinal’s residence into a museum and conference center on its Brighton campus. The re-purposed facility includes a 7,310 sq. ft. curtain wall-clad addition, which serves as the new entrance and lobby; the integration of new architectural features and mechanical systems; and landscaping to complement the updated facility.

Prior to the start of construction, we relocated gas and utility lines located within the footprint of the addition. The updated ground and first floors of this former residence provide conference and administrative space, featuring the integration of high-tech audio/visual systems, while preserving the original historic finishes such as intricate millwork and marble flooring. The upper floors were transformed into galleries, framing rooms, art preparation and administrative space, which required robust HVAC, lighting and humidity controls to maintain the collections.

Renovation and restoration of Kilachand Hall, a nine-story historic residence hall in the heart of BU’s urban campus that also serves as the home for the Kilachand Honors College. Originally built in the 1920s as a hotel and converted to a residence hall in the 1960s, the scope of work included significant façade upgrades, installation of new elevators and egress stairs, complete lobby and bathroom renovations and the transformation of the ninth floor into a multi-purpose collaboration and function space overlooking the Charles River. The entire ninth floor was demolished down to its steel frame and rebuilt with several structural modifications.

Extensive exploratory work was completed during the summer months leading up to the start of the renovations. During this time, multiple crews conducted reviews of the building’s windows, lintels and façade, utilizing a full scaffolding system. Additionally, multiple test pits were dug to confirm location and elevation of existing utilities as well as drain connection and inverts around the building. On the interior, each dorm room and bathroom was evaluated to coordinate exhaust upgrades and improvements.

The project was designed and built to LEED Gold certification per LEED v4 standards and features a new stormwater recharge system.

Bowdoin College (Bowdoin) constructed a new state-of-the-art facility dedicated to the broad study of the Arctic consisting of two mass timber buildings—the Center for Arctic Studies and Mills Hall—connected underground by a utility/pedestrian tunnel. The Center for Arctic Studies is critical to Bowdoin’s multidisciplinary teaching and study of the Arctic and the environment, featuring teaching and laboratory spaces for collaborative work among students, faculty and researchers. The Center will also house galleries and support spaces for the College’s Peary-MacMillan Arctic Museum, to be relocated from its current campus location. Mills Hall, largely dedicated to academic program areas, will host classrooms and faculty offices, including a 60-seat cinema classroom. The classrooms are designed to facilitate active learning and the use of new and evolving technologies. The building also includes an event space accommodating 288 seated guests.

To confirm schedule and cost equivalence, Consigli completed a 4D structural erection schedule analysis and cost analysis of the timber structure against other structural options, including steel and concrete. All work was managed in the heart of Bowdoin’s active, occupied campus. While 68 trees were removed from the project site, 85 trees better adapted to Maine’s changing climate were planted at project completion.

Brown University’s 15-story brutalist tower–known as the Sciences Library and built in 1971–served to integrate the Biological and Physical Science’s libraries within one space. With eleven of the fifteen floors dedicated to stacks, the University sought to create a more flexible, community-centered space with the conversion of three floors into new program spaces including the Sheridan Center Innovation Lab, Social Sciences Lab and Language Center.

The re-purposing of the library included demolition and abatement, interior fit-out, swipe card access doors, new bathrooms and updated mechanical distribution on floors five through nine. Additionally, an audio booth and video studio required special acoustic treatment to minimize sounds reflection in the building. The project schedule was being phased to limit disturbances to the occupied library.

To accommodate a wide range of varsity, club, intramural and recreational activities, Brown University is building an all-season indoor practice facility located on the University’s Wendell R. Erickson Athletic Complex alongside four major athletic buildings. The new ITF will house a turf field, a 4,500 sq. ft. equipment room and a common lobby.

In line with Brown’s Net Zero Pledge, equipment and systems are being designed and installed to exceed current energy code requirements by a minimum of 20%. Appropriate modeling and life cycle cost analyses are being incorporated into the design reviews and overall pre-construction process to ensure these goals are met.

Several enabling projects early in construction will help to create a suitable site for the new facility, such as required modifications to the adjacent Goldberger Field including relocation of the existing bleachers, press box, site utilities and more. All work is being coordinated and communicated to mitigate disruption to the occupied campus and nearby residential neighborhoods.

Located on Brown’s main quad, the historic Wilson Hall dates back to 1891, making it one of the oldest buildings on campus. To return the building to its original glory, a series of exterior upgrades were performed, including cleaning, repointing and select repairment to the ashlar sandstone exterior. The red slate roofing was also replaced over two summer phases.

Consigli’s craftspeople self-performed the replacement of the historic wood windows and the front entrance, while a 1950’s vintage aluminum storefront system that acted as the front entrance was replaced by more historically accurate solid mahogany doors and sidelights. Historic window sills were repaired where possible and windows were replaced with newer energy-efficient models. Since Wilson Hall houses the IT network infrastructure, all work was completed while the building was partially occupied.

Facing an aggressive schedule during the University’s summer break, Consigli completed an exterior restoration at Brown’s prestigious Alumnae Hall. The project included removing the existing patio entrance, installing a new waterproof membrane system and support slab, placing new decorative railings, installing new granite pavers and entrance stairs and executing extensive limestone and brick restoration.

As part of the project, the cafeteria was renovated and a new loading facility was installed. A unique aspect of the project was the installation of a state-of-the-art wheelchair lift that is hidden from sight when not in use. Consigli self-performed all demolition, concrete and masonry services.

To advance its Vision 2030 strategic plan and position the institution to be a national destination for top-ranked business programs, Bryant University converted a former corporate office space into a cutting-edge academic facility. As the future home to the College of Business, the upgraded BELC will house high-tech tiered classrooms and active learning spaces to support business education including the Artificial Intelligence (AI) and Data Center, Design Thinking Lab, Professional Sales Hub and more. The BELC will also provide space to student clubs and organizations. A new pedestrian corridor at the BELC will support ease of access to different areas on campus via shuttle.

Upgrades to the first and second floors of the office building include new glass glazing, extensive data, security and audiovisual (AV) devices, architectural case work and other finishes. Temporary protections were installed to project existing finishes that are set to remain in the upgraded space.
