Founded in 1863, BC High School is an all-male Jesuit school for 1,500 students grades 7-12. In order to revitalize an aging classroom building, we constructed a new 30,000 sq. ft. addition and completed the renovation of surrounding areas within the existing building. The new addition houses art facilities, music classrooms, a drama performance studio, academic classrooms, group instructional theater and a gymnasium.

The addition’s striking two-story glass atrium and curtain wall façade overlooks playfields and Boston Harbor, creating an indoor/outdoor transitional space for students and alumni.

Extensive logistical planning was required to complete work on this active campus, which is adjacent to operational athletic fields and busy student pathways. Our self-perform work included the building’s siding for this green/sustainable project,  which is pursuing LEED Silver certification.

In an effort to accommodate their entire student body for services, Brooks School engaged our firm to renovate and expand Ashburn Chapel—the significant and historic heart of the campus—to fit the entire school without changing the character of the building. Along with Goody Clancy as our design-build partner, we worked with Brooks School through a six month pre-construction process, adjusting and reconfiguring interior walls in the basement floor slabs to test-fit the new design.

The final design resulted in a six month construction process starting in June after the students left for summer break, which included lowering the basement floor slab by two feet and underpinning the existing foundations to create bright student program spaces from the dark, cramped and underutilized basement of the original building.

Major changes at the Chapel level included the renovation of the existing Fiske organ and the re-orientation of the pews to align with the altar and nave space. In addition to the architectural redesign, a new LED controllable lighting system and a state-of-the-art AV system was installed in the space.

Our team also worked with Brooks and Andrew Lenard Design, the landscape architect, to create a new entrance drive and interior roadway on the backside of the building to support the master plan of pedestrianizing the main street of campus.

Project Overview
  • Installation of a chilled water plant, new underground piping systems and a Distech Controls™ Building Energy Management System (EMS) to collect occupancy data supporting demand control ventilation
  • Over $500K saved in Mechanical and Electrical trade costs through design-assist partnerships
  • 13% reduction in modeled Energy Use Intensity after first year in operation

Located in the heart of campus, Brooks School’s Center for the Arts consists of three interconnected structures: one each for performance, music and visual arts. To achieve Brooks School’s performance and operational standards, Consigli managed the project focused on energy optimization.

With the new building elevation interfering with the existing steam line, campus steam and electric utilities had to be relocated. To support the steam and chilled water enabling, Consigli installed a new chilled water plant and new 12 inch steam and condensate underground piping systems, flowing from the boiler plant through the basement of the new building and back to the rest of the campus. A variable refrigerant flow (VRF) with a heat recovery system now supports areas needing year-round cooling.

A Distech Controls™ Building Energy Management System (EMS) featuring a wireless lighting control system was installed for the new facility. Wireless occupancy sensors now collect occupancy data to support demand control ventilation through CO2 sensors in every classroom, providing building occupants with the proper amount of ventilation, cooling and heating. After one year of operation, site energy proved 13% better than the modeled Energy Use Intensity of 40 British thermal units (BTU) per sq. ft.

The academically prestigious Brooks School has demonstrated its dedication to the arts with the construction of the new Center for the Arts. The building is centrally located in the heart of campus and consists of three interconnected structures: one each for performance, music and visual arts. A 387-seat performance theater, designed to fit the entire student body, connects to a 1,200 sq. ft. black box theater, which serves as flexible teaching space and an additional performance venue. The music portion of the building includes rehearsal and ensemble spaces, a choir room and four practice rooms, as well as a recording studio. The visual arts section features ample studio space for ceramics, 2D/3D art and photography with a darkroom and digital media lab. The studios boast floor-to-ceiling-windows for natural light and campus views with an opening to an exterior Arts Terrace and the new campus quad.

Our team worked collaboratively with Brooks School and Ann Beha in an extensive pre-construction and value engineering phase to bring the project within budget. The project utilized a design-assist approach and incorporated early feedback from key subcontractors on the M/E/P systems and curtain wall. The finished building features an eclectic mix of materials such as stained concrete floors, exposed wood ceilings and exterior wood siding complimented with metal siding and roofing. The scope also included the demolition and installation of a new steam line and upgrades to the chiller plant.

Buckingham, Browne & Nichols Middle School renovation and addition created new student-centered spaces, better connections to both indoor and outdoor areas, a new admissions area and improved classrooms and faculty offices. The Middle School was housed in an L-shaped complex of buildings that is transformed by its redesign, which aimed to remove the central masonry connector building and elevated rear plaza, and replaced it with an addition that unifies the complex and maximizes underutilized basement space.

In preparation for construction, we provided six months of pre-construction services to assist the school in aligning budget, design and project goals. The project’s second phase included construction services to enable the building process, while the six-month building phase took advantage of the school’s quieter summer campus.

While addressing deferred building maintenance, accessibility requirements and creating greater energy-efficiency, the project scope included a new main entry terrace and lobbies, light-filled student foyers, circulation spaces, new classrooms and recaptured basement space for a bright new admissions area.

With a campus philosophy centered on environmental awareness, the Cambridge School of Weston (CSW) wanted their new art and science center to be much more than program space—they needed it to be a tangible representation of their campus culture. This meant integrating their lab and gallery space needs with the most efficient, sustainable systems and finishes available.

As the new focus point of the campus’ main quadrangle, the Garthwaite Center provides CSW with art gallery and classroom space, community rooms to display student artwork and six lab classrooms. Sustainable building elements such as a green roof; FSC Certified wood millwork, flooring and lab casework; a pellet hopper and boiler; and recycled glass tile have elevated the building to a status equivalent to LEED Platinum certification.

We also completed the first phase of the Lower Fields project, which is a major element in the school’s Master Plan. The new maintenance facility is a wood-framed structure, with a New England Barn style. The building includes garage space for maintenance vehicles, an art woodworking shop for art students and faculty, two offices for the maintenance staff, loft storage space on the second level and restroom facilities for the athletic fields.

The new PJM STEM Center was built in response to Eagle Hill School’s evolving teaching philosophy, which has moved away from a basic and restrictive classroom layout to a format promoting collaboration through openness, flexible spaces and enhanced social areas. The new facility encompassed cutting-edge classrooms for Science, Technology, Engineering and Math, as well as dedicated space for innovation and entrepreneurialism.

The Center consists of the existing Greenwich Building and a new three-story, steel-framed building with an 80-foot, single-story connector between the two structures. The Greenwich Building underwent a gut renovation to its wood-frame structure to incorporate new M/E/P/FP systems and a fully updated interior configuration to support the school’s open-concept learning environment. The new building’s foundations are situated on a sloping hill, which required the removal of approximately 20,000 cubic yards of material.

Construction occurred directly adjacent to occupied classroom buildings, requiring temporary walls and doors for isolation of construction and demolition interruptions.

Friendship Public Charter School is one of DC’s top charter systems, serving students grades Pre-K3 to 12 across fifteen campuses in the District. The new Southeast Middle School––located in Ward 8 Anacostia––brings a modern, three-story educational facility to students in grades 6-8.

The new 35,000 sq. ft. middle school includes classrooms, offices, an innovation lab, a third-floor gym, locker rooms, an updated playground, parking and circulation modifications, as well as 1,000 sq. ft. of ground-floor retail space. Additionally, the middle school features a skybridge connector between the new facility and the adjacent FPCS Southeast Elementary School. The new building is designed to achieve LEED Gold certification.

Millbrook School is a coeducational boarding school for 250 students that holds “stewardship of the environment” as one of its core values. With a need to create a new Science and Math Center to replace outdated facilities, the leadership targeted LEED Gold certification to have their new building serve as a model for campus sustainability.

The 24,000 sq. ft. facility houses lecture rooms, labs and offices in a style that complements the traditional architecture on campus and incorporates sustainable materials, natural light and energy efficiency. Specific green design features include a green roof, geothermal well system, custom light fixtures with a Lutron control system and the use of solar power for the electrical and hot water systems.

The building houses four science classrooms with attached labs and advanced studyareas: chemistry, biology, physics and general sciences, with appropriate prep and storage to support these labs. The math department has five new classrooms, as well as storage for their academic support materials. Both the Math and Science departments share a faculty office and meeting space.

The building also serves as the central hub for the school’s information technology staff, which provides student support in the technology suite.

In order to accommodate Millbrook’s growing population, the school embarked on the construction of a new 400-seat dining hall as a part of a larger campus Master Plan. The new facility is a gathering place for the entire community—students, faculty, staff and their families. The new facility is the best possible combination of form and function—it is as beautiful and inspirational as it is functional, effective and green.

Millbrook’s commitment to sustainability is an important aspect of all campus improvement projects. Sustainable design features of the dining hall include natural and recycled materials, ground couple heat sources, natural ventilation and maximization of daylight with 23’ ceilings in the dining room.

The project also provides a new campus green with paved pathways as well as a new 41-space parking lot for faculty and visitors.
