Asahi Shuzo is a Japanese sake brewer that combines both tradition and cutting-edge technology to craft its premium quality beverage. In a strategic partnership with The Culinary Institute of America (CIA)—the world’s largest culinary university—Asahi Shuzo is building its first U.S. brewery and the first sake brewery in the Hudson Valley. The project consists of the adaptive reuse of a 55,000 sq. ft. former grocery store building into an attractive retail destination complete with a brewery, tasting room and visitor’s center. Additionally, a 4,000 sq. ft. rice polishing building and specialized waste water treatment plan are located on site.
The Japanese-style campus was designed in partnership between a Japanese and an American architect—blending cultures through various building elements. Cherry blossom trees stand among the natural greenery of Hyde Park. Liminal spaces between the indoors and outdoors provide areas for visitors and guests to socialize.

After remaining long-vacant, New Haven’s iconic 1967 Pirelli Tire Building underwent a transformation to become America’s first net-zero energy hotel—Hotel Marcel. Originally designed by renowned architect Marcel Breuer, the eight-story historic landmark now hosts 165 guest rooms, restaurant and bar areas, gallery space and meeting rooms.

To achieve its groundbreaking net-zero status in the hospitality industry, Hotel Marcel is targeting LEED platinum and Passive House certifications through the installation of: rooftop and parking solar power canopy arrays; electric car charging stations; a high-performance envelope; an energy recovery system; high-efficiency heat pumps; and low-voltage LED lighting technology. The project also utilized recycled and local construction materials to maximize sustainability efforts.

Hotel Indigo Lower East Side New York is a locally-inspired hospitality hot spot. From the modern guest rooms to the thoughtfully-selected artwork and furnishings, this boutique hotel is inspired by the sights and sounds of the Lower East Side—including the custom mural that greets you as you enter the 14th floor lobby.

Standing a tall 26 stories, the hotel has 293 rooms, including four luxury suites and a duplex penthouse suite. From the rooftop, guests can enjoy spectacular 360 degree views of Manhattan or take a dip in the open-air, heated pool. Speaking of the pool, it was pre-fabricated off-site in two, 20-foot-long pieces. Once delivered to the site, they were hoisted 133 feet and installed into a concrete basin in the outdoor deck. Intensive coordination during the pool’s pre-fabrication assured the pool and its built-in systems of water and electrical piping aligned perfectly with the corresponding slots in the basin.

Another interesting project feat involved getting two cooling towers, collectively weighing 14 tons, on the hotel’s roof despite the location’s extremely narrow streets. This was accomplished with the help of a six-axle, 460-foot-tall, 350-ton capacity mobile crane—delivered from Germany just for this job and one of only five cranes of its scale in North America.

The construction of City Point Capital’s new Cambria Suites at South Boston’s Broadway Station will bring new life to an active transportation node located adjacent to the I-93 N/S Expressway and Broadway. The 14-story hotel will feature 156 rooms, a second floor outdoor patio, ground level retail and dining space, a rooftop bar and pool and two levels of underground parking.

The mixed-use hotel and retail space will transform the existing site–which was formerly a gas station and vacant lot. Construction will be managed directly adjacent to another active construction site. The project scope includes deep pile foundations and construction of a cast-in-place, post tension concrete building. The exterior will consist of a unitized panel system and glass curtain wall. Logistics to prevent impacts on the urban high traffic area will be essential to ensuring pedestrian safety.

Located in the historic Charlestown Navy Yard, the Chain Forge Building will be transformed into a five-story hotel development. Renovations will convert the interior space to three floors—adding an additional two floors on the rear of the building. The redeveloped structure will accommodate 230 hotel rooms and associated lobby, conference rooms, pool, fitness center, as well as a full-scale 6,000 sq. ft. restaurant.

A unique feature of the development is the “Head House” section of the building, which will be renovated to include a 5,100 sq. ft. restaurant with 20 ft. ceiling height and 900 sq. ft. bar/lounge. The project requires extensive exterior restoration and the replacement of all windows. The exterior work will be in compliance with historical design guidelines set by State, Federal and local agencies.

The TD Garden, Boston’s largest multi-purpose sports and entertainment venue and one of its most recognizable landmarks, called on Consigli’s Special Projects Group to manage a fast-track renovation to its Premium Suites. This complex project was phased around ongoing concerts and events and was completed in advance of the Bruins’ season, ensuring the guest experience went undisturbed.

Our Special Projects Group reconfigured two existing club boardrooms and combined six smaller lounges on two floors into larger, more unified spaces. The new suites feature high-end finishes such as new leather seating and custom millwork for free-standing drink rails, walls, ceilings and three new bars. Our self-perform team installed all food service equipment, including specialty refrigeration and grills, along with all of the millwork on this project.

With an available site in Old Port, a popular tourist destination on Portland’s waterfront, local real estate developer East Brown Cow decided that this was an ideal location to construct a new Hyatt Place Hotel. This 80,000 sq. ft., seven-story hotel includes 130 guest rooms, a ground floor with retail space, a swimming pool and other high-end amenities.

This high-profile site presented a variety of logistical challenges including construction within very close proximity to occupied buildings, an electrical substation adjacent to the site and the need to re-route city traffic around the project. In response to the unsuitable soil conditions and to protect the substation, the team also utilized a foundation method that includes drilled piers and grade beams to minimize disruptions.

Eataly, the world’s largest Italian marketplace expanded its geographic reach with a new location in Boston’s landmark Prudential Center. The existing food court in the Prudential Center was renovated to accommodate the new, 40,000 sq. ft. Eataly location. The project includes a marketplace with various stations for food such as pizza, meat, seafood, bread and desserts, multiple restaurants with support kitchens, a rooftop restaurant and support kitchen, an instructional cooking school, brewery with a wine and beer shop, office space and employee break rooms.

The project included complex coordination with international vendors to install select equipment, intense planning to maintain safe work environment in the heavily occupied building and precise integration with existing building systems and M/E/P infrastructure. The project is anticipated to achieve LEED Gold certification.

Anthem Row is a mixed-use 12-story property situated in the East End, a growing area of DC’s central business district. The renovated building invites both work and play, providing a unique indoor/outdoor experience for building occupants with a high-end curtain wall façade, an airy double-height lobby and a loft amenity space. Consigli oversaw the tenant fit-out for the facility’s anchor tenant, Equinox. This high-end health and fitness club spans three floors across 33,000 sq. ft. and features a new elevator, an impressive monumental stair, signature high ceilings and finishes aligning with Equinox’s corporate brand identity.

Equinox Anthem Row features amenities including a steam room; spa treatment facilities; locker rooms; ground-floor retail clothing shop and a juice bar; six dedicated group fitness areas for spin, boxing, barre, yoga and pilates; and cardio and strength training rooms.

Boston’s thriving Innovation District continues to expand with the introduction of Equinox, a luxury fitness club and spa constructed in the newly built Parcel B/C building in Seaport Square. This two-story health complex provides a wide range of wellness amenities for the vibrant neighborhood.

The interior features a signature staircase, high-end custom millwork including wooden lockers and wall and ceiling coverings. The space also supports multiple saunas and studio rooms designed to reach temperatures up to 110 degrees. To avoid disrupting the building tenants, construction occurred with careful attention to vibration mitigation. Isolation floor construction and a wood-framed floor assembly with isolators was used to diffuse vibration and sound in the concrete floors.
