Consigli has provided me a tremendous opportunity to not only learn about the construction industry but give back to the healthcare industry in a special and unique way,” said Kelly. “Working on some of the best hospitals in the world in Massachusetts is rewarding and motivating, as I am able to play a small part in supporting and enabling healthcare professionals to help save lives.”

Kelly has worked on laboratories for AbbVie Bioresearch Corporation and UMass Medical Center and has focused on several projects at Beth Israel Deaconess Medical Center. To date, she has worked on more than 20 projects at the hospital’s campus and is consistently recognized by team members for her attention to detail on these fast-paced healthcare projects.

“Nora is a young leader with a mountain of potential, and we couldn’t be prouder that she received this well-deserved recognition,” said Matthew Consigli, president of Consigli Construction, Co., Inc. “She serves as a role model for other young women, not only here at Consigli, but to those just starting their journey in the construction industry.  Her remarkable work ethic, confidence, and thoughtfulness will continue to inspire us all.”

She received a B.A. in political science from Middlebury College in 2015. Currently, Kelly is pursuing an MBA via Babson College’s evening MBA program to enhance her knowledge of construction management. Kelly joined Consigli in 2014 as a summer intern. Following her 2015 graduation, she was hired as a project engineer, becoming an assistant project manager in 2017. Outside of work, she is an enthusiastic golfer and runs a charity golf tournament with her family, Drive Fore A Cure, to raise money for a cure for cancer – which is a cause close to her family since her father was treated and cured at Beth Israel.

In his role, Ciancetta will assist with business development efforts and will be responsible for the successful delivery of multiple concurrent projects from pre-construction through closeout. Ciancetta will focus on the Higher Ed, K-12, and Corporate markets.

“Vic has a proven record of success as a Project Executive,” said Mike Walker, Consigli Director of Operations in Connecticut. “His hard work and commitment over a 30-year career makes him a perfect fit. We are extremely happy to welcome Vic to the Consigli team.”

Prior to joining Consigli, Ciancetta worked at Turner Construction for 28 years.

Saratoga Springs, NY – Today, Consigli Construction joined casino executives and local officials for a ribbon cutting ceremony to celebrate the grand opening of a brand new, four-star Saratoga Casino Hotel. The 117-room facility includes an indoor pool, fitness center, Morton’s® The Steakhouse, lobby bar, outdoor terrace, meeting rooms and a grand ballroom that offers more than 3,000 square feet of meeting and event space. Additional guest amenities include a café, reception area, a vehicle circulation space and full valet services.

The hotel will also include a 5,000 square-foot signature Morton’s® The Steakhouse restaurant with a supportive 3,500 square-foot kitchen and 3,000 square-foot ballroom. The hotel is an exciting addition to the 75-year-old harness racetrack and casino that features more than 1,700 slot machines and electronic table games.

KCCM Saratoga Casino Raceway hotel addition

SARATOGA SPRINGS, NY – Kirchhoff-Consigli Construction Management and Tishman Construction, an AECOM company, joined owners and executives of Saratoga Casino and Raceway, casino employees, construction workers and union officials to celebrate the “topping off” of the new hotel expansion for Saratoga Casino and Raceway today.

The group of more than 75, including dozens of ironworkers, gathered to mark this significant project milestone by signing the final piece of steel to be raised up and set into place. Since breaking ground on May 27th, more than 650 tons of steel have been hoisted into place on the structure.

“The impressive rate at which this project is being built is testament to the hard work of our entire construction team,” said Tom Wiedmayer, Executive Vice President and General Manager of Saratoga Casino and Raceway in a statement to the press.

Since its initial design, minor modifications have been made, bringing the room count to 117, including 9 suites.  Hotel amenities will include an indoor pool, fitness center, lobby bar, meeting and banquet rooms and a signature fine-dining restaurant.

The $34 million, 123,000 square-foot hotel addition, designed by JCJ Architecture of New York is set to open in the summer of 2016.

HYDE PARK, NY – Yesterday’s grand opening of the new Student Commons and student dining venue at The Culinary Institute of America—dubbed “The Egg,” for its oval shape—included the unveiling of a 1,100-pound chrome-finished eight-foot sculpture designed by Dillon Works of Mukilteo, Washington.

The new 28,468-square-foot food court facility, built by Kirchhoff-Consigli Construction Management, is the CIA’s answer to the question of how you “both feed and educate the nation’s future tastemakers with experiences above and beyond any other collegiate foodservice operation,” according to CIA Communications Manager, Jeff Levine.

The creation of world-renowned interior architect, Adam Tihany, in collaboration with project architects, Noelker & Hull Associates, Inc., The Egg serves as a student dining center and experiential classroom for CIA education programs, combining the most contemporary food and beverage technology, including an on-site microbrewery, made possible by a gift from The Brooklyn Brewery, with a wide variety of dining choices and a state-of-the-art kitchen.

“The Egg features seven lounge areas with a total seating of 500 indoors, outdoor seating for 150 with views of the Hudson River, a special events stage and advanced sound system, large multi-media screens for movie and sports nights, and dozens of charging stations,” says Levine.

The Student Commons also includes the newly renovated, 50,426-square-foot Student Recreation Center, offering students a wide variety of athletic and recreation options and a new 6,617-square-foot Student Affairs Wing, housing the Dean of Student Affairs, Counseling and Psychological Services, Health Services and Residential Life departments, as well as meeting space for student organizations.

The modular units that are the literal building blocks for Kirchhoff-Consigli’s construction of two, four-story Residence Halls. With an average of six, 55-foot-by-12-foot units put in place a day, the precise logistical management of this modular approach has significantly reduced the construction schedule for these two residential halls and is an important part of Kirchhoff-Consigli’s strategy for the $86 million campus transformation underway today.

Like a carefully orchestrated theater pro­duction, the construction of this master plan for Pace’s Westches­ter County campus in Pleasantville is unfolding, scene by scene. On center stage—these two new Residence Halls are rising up; on stage left—the new Environ­mental Center is complete; while on stage right, the transformed Kessel Student Center celebrated its opening just last month. This multi-phased, multi-building master plan implementation project, led by Kirchhoff-Consigli’s Project Executive Mark Zych, is requiring the best innovative thinking to keep its many moving parts synchronized.

Logistical Strategy Sets Strong Building Pace

The rapidly rising Residence Halls are at the center of this master plan implementa­tion. Along with a third hall to be built in a future phase, they add a total of 1,000 new beds to the campus and create a cohesive core around a traditional “Campus Green.” What is less tradition­al—and providing Kirchhoff-Consigli’s partners at Pace great cost savings, site safety and schedule benefits—is the manner in which sections of this new student housing is being built: with pre-fabri­cated, modular building units.

And yet, for modular construction at this scale—totaling over 220,000-square-feet—to reap great schedule benefits also depends on precisely honed logistical planning to avoid a log-jam of modular components, which could actually slow the work. Keeping this 3D chess game moving requires advanced planning—and minute-by-minute attention.

Before construction began last fall on Alumni Hall, the future home for first of the two suite-style halls to be built, Kirchhoff-Consigli’s Project Engineer, Steve Burpoe, identified a 13,000-square-foot staging area and planned the delivery and installation sequencing for the 170 modular units that would arrive on campus by truck from the Pennsylvania fabrication facility, four hours away. Steve explained the heightened efficiency with which this modular process is unfolding as the team moves into the construction of Residence Hall B, “Before the foundation work began for Residence Hall B, the modular units were in production. As soon as the foundations are complete in June, the units will be ready and we will move right into their installation.”

Kirchhoff-Consigli team’s coordination with Pace staff helps safely manage the daily arrival on campus of six or more units, in a slow parade of flatbed trucks. With the modular unit deliveries scheduled two hours apart, there is enough time to unload each unit before the next truck arrives—so campus traffic—and campus life—can keep flowing.

Planning the number of modular units to arrive each day also takes a fine balance: enough for the fast pace of installation, but not so many that they need to be repeatedly moved, like cars in a valet parking lot. To build the halls, each unit—roughly the size of a tour bus and weighing 64,000 pounds—is maneuvered into place by the #-foot-tall tower crane.

In just five weeks this winter, all 170 of Alumni Hall’s units were put into place, paving the way for its completion this summer. Each 55-foot-by-12-foot modular suite will house four students in two bedrooms, with a shared bath and living room. Once complete, Alumni Hall will be the new home-away-from-home for 488 Pace students.

And on its parallel track, the installation of the second hall’s 124 units will begin this July, though with even less wiggle-room, since a portion of Alumni HalHHall’s staging ground was part of the second hall’s site—and now is its foundation, currently in construction.

Many Modular Benefits

The Modular Building Institute defines modular construction as “a process in which building components are con­structed off-site, under controlled plant conditions, using the same materials and building codes, but in about half the time as when built on-site. Building off-site ensures better construction quality man­agement and safety conditions, as well as reducing on-site disruption and material storage needs.” Kirchhoff-Consigli’s work at Pace benefit­s from all these advantages.

A modular approach was not originally part of the project’s design. During the construction management team’s in-depth pre-construction planning, the Kirchhoff-Consigli team collaborated with the architects, EYP, in adopting a hybrid modular design approach, knowing it could bring many benefits to the project, while not hindering the design goals. This approach combined the use of these modularly built suites, with traditional on-site building methods for the customized construction of the halls’ common areas and shared spaces, like foyers, lobbies, cafés, and social and meeting rooms.

Making the Right Connections

Needing to accommodate mechanical air ducts, hot and cold water piping, electrical lines, sprinkler lines, plumbing, fire alarm system, as well as phone and digital data lines, the tight, hidden spaces above each residence hall corridor house the buildings’ vital infrastructure. To anticipate and plan this coordination, the team planned overall coordination by focusing on a prototypical suite, identifying where it connects to the building systems that run above the hallway ceilings.

Using a prototypical model, the team confirmed the dimen­sions and space requirements for the M/E/P systems. And if the building design showed a spatial miscalculation, it could be correct­ed, before the actual joining of modular suite systems to public area systems.

Andy Deschenes, Director of Consigli’s Project Services, likened this connection of each suite’s duct work from either side of the residential halls’ central corridors, into the compact ceiling spaces above the corridors, as a “zipping up.”

“In effect our pre-construc­tion model helped us determine how to build a giant duct-work ‘zipper’ that would integrate the systems from the suites on both sides of each hall. Once we had the dimensions for this ‘zipper’ confirmed in our prototype, it helped us be highly efficient in the field.”

All of this carefully planned modular construction at Pace is saving time, creating a safer building environment, and ensuring a high quality of construction. Win, win, win.

KCCM’s Pace project team joins the University’s leaders, donors and members of the Pace community to celebrate the grand reopening of the Jeanette and Morris Kessel Student Center.

PLEASANTVILLE, NY – Kirchhoff-Consigli Construction Management (KCCM) proudly joined Pace University, April 23rd in the ribbon cutting ceremony celebrating the grand reopening of the Jeanette and Morris Kessel Student Center. The project is one of the first of several milestones in the Pace Master Plan, a large-scale campus transformation designed by EYP Architecture & Engineering allowing for the consolidation of their Briarcliff and Pleasantville operations at the Pleasantville campus.

The 57,000 square foot Kessel Student Center, which has been expanded by 9,500 square feet, now accommodates new student government offices, a dean’s suite, multi-purpose areas and a dining facility featuring floor-to-ceiling windows overlooking the re-landscaped Choate Pond.

Despite a very harsh winter, last minute changes and challenges with existing conditions in the original building, the hardworking KCCM team was able to overcome all obstacles in order to open the facility on time. Pace University already observes an increase in interest and excitement from current and prospective students following the opening of the Kessel Student Center.

The Kessel Student Center is the heart of the 200-acre campus and is anticipated to serve the needs of an additional 700+ students who will be living and learning on the campus with the completion of two new residence halls. Alumni Hall, the first of the two residence halls, is scheduled to open in the fall.
