This project was a conversion of the former Searle, Gardner & Company Cuff and Collar Factory into loft apartments. The 1899 structure, listed on the National Register of historic places in 2014, was built with a load-bearing masonry envelope and heavy interior wood framing and continued tipico casinoto house textile businesses through the 1950s.

Renamed The Collar Factory Lofts and located at 701 River Street, the building houses 77 apartments and 15,000 sq. ft. of commercial space with industrial finishes. The Historic District and Landmarks Review Commission oversaw and approved the historic exterior restoration scope. The self-perform scope included the installation of all framing, blocking, insulation, drywall and millwork.
